This is a beautiful 4 BEDROOM, 2.5 Bathroom HOME and wonderful opportunity for another family to own a piece of "Peachtree City" lifestyle ~named one ofAmerica's most successfully planned communities and TOP 10 places to retireat a mere fraction of the cost.
Located in Fayette County, Georgia’s wealthiest County and also the State's HIGHEST PERFORMING PUBLIC SCHOOL DISTRICT, Peachtree City is without a doubt a City that lives up to its surname...
"A Place You Will Never Want to Leave"
The home is nestled in a neighborhood of thick, blanketed trees and flowering bushes, welcoming you home every day with bursts of eye candy only the South can offer. As far as technical, cosmetic and integral aspects of the home, in September/October 2009 (7-8 months ago) approximately $20,000 in upgrades on the home was completed. A sample of these items include: A brand new roof, brand new gutters, a brand new garage door with electronic opener with two driver remotes and outside entry security panel, hard wood floors on the entire main floor, added brand newappliances in the kitchen, including a stainless dishwasher and sleek black energy efficient refrigerator with automatic ice maker (cubed or crunched)and automatic water filtration system. We also repainted the entire home inside and out including ceilings and doors added one accent wall to many rooms, careful to use earth tones to the living and main rooms knowing them we would be selling the home. The exterior windows were re-caulked, glazed and sealed for energy efficiency and during the exterior painting (completed by a professional renovation/construction company) they carefully caulked and patched any holes are cracks in the 100% genuine cedar siding on the home and re-stained the cedar using a top grade stain. Any planks of cedar showing too much wear or damage were removed and replaced. We also replaced all new door hardware with a brushed black nickel, added new black window screens for energy efficiency. We also installed a brand new metal walk-out door (with dead bolt) to the backyard from the garage to make moving the lawn equipment a breeze on those stifling August afternoons.
Over the four years prior, approximately $15,000 was invested in improvements on the home to replace the kitchen cabinetry, new counters, bathroom vanities/cabinetry and replacing (upgrading) every single electrical lighting fixture in the home throughout. Using the old kitchen cabinetry and just a few new cabinets and purchasing a new counter, we created a garage work station perfect for storing tools, carpentry work and whole lot more too. (I used it to hide Christmas presents too!) Purchasing a new sun porch door and screening material. A second refrigerator with freezer was purchased for the garage to store all those great sale items to “stock up on” and gorgeous wood colonial plantation blinds adorn all the windows.
While there is always more to do with a house this age, particularly if you are a perfectionist like me, this is a spacious home that resembles alodge on the exterior andis the most BEAUTIFUL and spacioushome on the cul-de-sac!
Newly baited Sentricon termite stations installed and inspected routinely by a state certified pest control company, certifiable termite bond on home for the years I have owned the home anda current and certified American Home Shield Warranty (AHS) for additional peace of mind I will transfer to Buyer paid through mid-February 2011. An E-Z Go Golf cart is also available (with charger) for small additional fee in as-is condition. Home is also prewired for security alarm system although this is not a function I used, it was the previous owner’s desired amenity. Currently installed dual phone jacks including fax line, high-speed in-wall and wireless Internet settings throughout home and cable jacks up (in Master Suite)and down stairs make the home perfect for those who work from home, students or the occasionalside business.
The elementary schoolis Huddleston (awardedthe National Blue Ribbon of Excellence), Booth Middle School and McIntosh High School. Booth Middle School uses a Japanese model for math, meaning the students will actually receive 1.5 years of math instruction in the normal 1 year of attendance. The bus picks/dropsstudents at the top of the street,a mere 2 minute walk away.
This is GREAT neighborhood with friendly folks all around, proximity to golf cart paths and winding trails, convenient access to shopping, dining and entertainment venues, major roads off Peachtree Parkway (just a couple of turns) all without compromising the tranquility of quietness, peacefulness of nature and happiness of truly never wanting to leave home!
This one will not last long - priced to sell with the upgrades, 103 Timber Walk is a true dream-come-true home! This is a must see for families of every size – you won't be disappointed! All appliances (including washer and dryer) will be sold with home and golf cart, as-is,(with charger) also available for small additional fee. Please be sure to look at all the photos and view the video to gain a deeper feel for the home including each room. I was careful to take many different photos; including hallways and differentangles to provide each viewer as much "feeling" as possible.
I would like to add an FYI - while there is not a pool in the backyard, here is one terrific optionwe enjoyed thoroughly! Moreover, without the costly MAINTENANCE and repairs expense.Approximately 1/5 mile away is a Wyndham Resort (you can even travel there via golf cart) nestled in the woods, barely visible as most things in Peachtree City are difficult to find at first. During the sizzling summer months, we bought a monthly Health Club pass for $42.00 per month, covering everyone in the family to facilitate the renovated, state-of-the art, elliptical fitness centers, and yoga, regular and water aerobic lessons, Jazzercise, men's and women's steam rooms and saunas and what we use most frequently, the huge Aquatics Center - 3 huge sparkling pools and 2 Jacuzzis.2 pools are outdoors and 1 indoors. An outdoor waterfall, dozens of comfy lounge chairs and multiple tented, draped Persian cabanas with pillows on a sprawling sun deck make this a refuge you'll love to lounge and float your cares and stresses away ...don't forget to bring your beach towels, sunglasses, cooler andsunscreen!
Thank you very much and may God bless you in your home search.
Sincerely, KristenDiamond
*Available for straight Sale option only plus Buyer to assume all closing costs. Lease-to-Own Buyers and/or offers will not be offered at this reduced price and shall be excluded from this reduced price as it is prescribed only within a specific time limit for a reason. Stretching out the purchase outside the schedule limit determined (08-15-10) negates the urgency attached to purpose and reasoning Seller would need to physically move from the home. The Seller will sell the home after the 08-15-10 date; however not at the grossly reduced price of $193,999 as such price isNOT PROFITABLE
